It’s not often that property hunters are given the opportunity to buy brand new, high quality real estate in Zone 1 – especially when it boasts excellent amenities, access to gardens for residents and modern design-led interiors. So the arrival of The Broadley, pictured above, is great news for anyone looking to live or invest in a central London location.

Part of the first chapter of a huge regeneration project for the Church Street area, from a joint venture between Mount Anvil and Westminster City Council, The Broadley will bring 430 new homes across six buildings in Marylebone, alongside residents’ amenities and new public and private landscaping.

This sits within a wider 50 per cent affordable housing mix delivered with Westminster City Council. With a selection of studio, one-, two-bedroom and three-bedroom apartments – as well as two- and three-bedroom duplexes, and rarer triplexes and quadruplexes – on offer, there are options for a variety of needs.

Here’s everything you need to know.

Central London location with convenient travel connections

Located on vibrant Church Street in Marylebone, The Broadley is in close proximity to some of the capital’s most beloved neighbourhoods and green spaces.

Marylebone Village – a charming, laid-back district filled with great brands, boutiques, restaurants – is just a mile away, while both St John’s Wood, home to Lord’s Cricket Ground, and the picturesque Little Venice can be reached on foot in just 20 minutes.

As well as the many delights on its doorstep, The Broadley offers great transport connections within walking distance: Edgware Road Tube station is only four minutes away; Marylebone Tube and National Rail station can be reached in just nine minutes; and Paddington station, which provides easy access to Heathrow Airport, is less than 15 minutes away.

A modern take on classic London architecture and design

Eco-conscious design is seen throughout, with features such as whole-house ventilation, triple-glazing, heat pump energy and PV panels ensuring the units are future facing.

The architectural vision and predominantly brick design eschews the glass box style that is so frequently used for new buildings in the capital. Instead, The Broadley combines the rich architectural legacy of the area with high-spec modern features. Inspired by the traditional mansion blocks often seen throughout Marylebone, expect grand-looking properties with glazed brickwork, striking arches and barrel-vaulted ceilings.

The interiors are equally impressive. Crafted in collaboration with leading design studio House Nine, open-plan apartment layouts with floor-to-ceiling glazing create are perfect for modern living, while bespoke joinery, herringbone timber floors and brushed and aged ironmongery ensure the spaces feel high-end.

At the centre of the development will be a secluded residents’ courtyard to provide some respite from busy city living. The space will not just be picturesque, but also enriched with landscaping specially designed to bolster biodiversity. Research supported by a partnership with Royal Botanic Gardens, Kew has allowed for a careful plant species selection to benefit pollinators and ensure successful habitats for urban wildlife.

What’s more, an on-site gym provides a dedicated Peloton suite with four bikes, additional cardio machines, a free weights area and a stretch area.

Those looking to socialise, work or chill outside their apartment can make the most of The Clubhouse: a dedicated communal space centred around a 24-hour concierge.

A new chapter for Church Street and the local community

The Church Street area’s already unique character and rich history is only set to expand in the coming years, and that includes its legendary 200-year-old market – a key part of very fabric and heritage of the neighbourhood.

The Broadley will be an integral part of the local community. By purposely integrating the market into the community and street scene – and improving access and infrastructure for around 220 stalls via new secure market storage – the £1.3 billion regeneration project will help to futureproof an important part of Church Street’s history.

Upgrades to the market and the delivery of the new public library are being delivered as part of The Broadley. What’s more, there are plans for an increase in publicly accessible open spaces and new pedestrianised areas with the aim to improve the working and living opportunities for current and future residents.

The result will be transformative, and The Broadley offers a great opportunity to become part of a growing community in an exciting part of London with a bright future.
